The official number

Spain’s National Statistics Institute reported that its home-price index was 12.9% higher in the first quarter of 2026 than a year earlier. Prices for new homes rose 9.1%, while existing homes rose 13.5%. Compared with the previous quarter, the national index increased 3.5%.

The Comunitat Valenciana recorded annual growth of 14.3%. Every Spanish autonomous region was positive in the official release, although the pace varied from place to place.

The Registradores’ later second-quarter release pointed in the same direction using a different method. Its repeat-sales index rose 16.7% year on year and 3.14% quarter on quarter, while its average-price method showed 9.2% annual growth. Different methods produce different percentages, so a serious reader should compare the definitions rather than treating one number as the whole market.

Appreciation is not the same as net profit

An index measures how recorded prices changed across a market. It does not prove that every owner made a 12.9% return. Purchase taxes, legal costs, financing, renovation, maintenance, insurance and eventual selling costs all affect a real result. A national or regional index can also hide large differences between streets, buildings and property types.

Past growth is useful evidence, not a guarantee of future growth. Anyone buying primarily for investment should model several scenarios, including slower prices, an empty rental period and unexpected repair costs.
